Our fees are calculated as a percentage (%) of the sale price achieved plus VAT, which is calculated at 20%. For all Sole Agency instructions this is at a rate of 2% + VAT (2.4%). For all Joint Sole Agency instructions this is at a rate of 2.5% + VAT (3%). For all Multiple Agency instructions this is at a rate of 3% + VAT (3.6%). The sale price will be deemed to include any extra prices for fixtures, fittings, goods, chattels, carpets, curtains and other such related items.
Representative example: Property sold price of £500,000 and the agreed sole agency fee of 2% +VAT will equal to £10,000 plus £2,000 VAT (£12,000) . There may be dual fees liability if: (a) the seller has previously introduced another agent to sell the same property on a sole agency, joint sole agency or a sole selling rights basis; or (b) the seller instructs another agent during or after the period of London Realty International’s sole agency or joint sole agency.
Lettings
Our services for landlords are varied and range from tenant-find only to rent collection to full management. Fees vary accordingly.
Introduction Only (Tenant Find) Service: 10% +VAT (12%) of the total negotiated rent for the initial tenancy paid up front.
Rent Collection Service: 5% + VAT (6%) of the total negotiated rent for the initial tenancy paid up front + 6% administration fee deducted from the rent monthly.
Full Management Service: 5% + VAT (6%) of the total negotiated rent for the initial tenancy paid up front + 12% + VAT (14.4%) management fee deducted from the rent monthly.
Property Search & Acquisition
Property to Buy: We charge an upfront non-refundable retainer fee upon instruction of £2,000 including VAT. An initial payment due upon instruction, which is wholly deductible from the final success fee.
Success Fee: 2% including VAT calculated as a percentage of the final purchase price. Payable upon exchange of contracts.
Property to Rent: We charge an upfront non-refundable retainer fee upon instruction of £1,000 including VAT. An initial payment due upon instruction, which is wholly deductible from the final success fee.
Success Fee: 4 weeks of rent including VAT. Is calculated as a percentage of the final yearly rent amount including VAT. (1st year only)
Consultation
Sometimes you just need someone to talk to for advice and consultation. We charge £250 for each hour of time spent either on the phone, email or texting to answer your property questions and provide referrals.
